Selling a home can be a daunting task. You want to attract buyers quickly and get the best price possible. One of the most effective ways to achieve this is through home staging. Home staging is the art of preparing your home for sale by making it look its best. In this post, we will explore essential home staging tips that can help you sell your home quickly and efficiently.
Boost Curb Appeal
One of the first things I like to start with is boosting curb appeal – the outside of your home. It’s the first thing buyers see when they pull up and it’s the first impression they have of your home. Fresh potted plants, a new welcome mat, or if you have a seating area then new pillows that are neutral or match the current season is a great way to spruce up your entry way and make a welcoming impression on buyers. Other things like making sure the entry way and windows are clean, lawn and landscaping are tidy and trimmed ensure buyers feel good about the property and feel that it is maintained and well kept.
Clear the Clutter - Less is more!
Number two for getting your home ready to go on market is clearing the clutter – less is more! Start by going through each room and removing unnecessary items. Consider donating or storing items that you do not need. I like to encourage my clients to think of it as pre-packing. This is a great opportunity to go through cabinets, closets, and even your fridge. Declutter unwanted items you do not want to move with and pack up things the things you may not use every day. Also, in some cases decluttering furniture may be necessary. Consult with your realtor on this as each space is unique and may not require it, but you want to use just enough furniture to showcase the space without making it feel cramped. Decluttering allows your home to feel larger and more inviting.
Neutralize and Depersonalize
The next step can be done at the same time as step number two – neutralize and depersonalize. While you are decluttering, you want to also remove personal items such as family photos, trophies, and memorabilia. Buyers need to envision themselves living in the space, and personal items can make that difficult. This step may be hard as items can be nostalgic and sentimental, so give yourself time if needed. Also, any bold decorative items that really define a specific design style may be helpful to remove so buyers can better visualize their personal style and belongings in the space.
Lighten Up!
Take a deep breath – you’ve made it past the hardest steps! Now it’s time to lighten up – your home that is with as much natural light as possible. Lightening up a space during home staging is a key strategy for creating a bright, spacious, and inviting atmosphere that appeals to potential buyers. Pull back curtains, open blinds, clean windows and trim outdoor plants or trees that might block sunlight. Maximizing daylight not only enhances brightness but also warms the space, giving it a more welcoming appeal. White or bright accessories like pillows, vases, or artwork can also direct the eye and visually lift darker spaces. These elements introduce fresh, light focal points that make rooms appear more cheerful and refined without requiring major renovations. By blending these techniques a staged home can feel noticeably lighter, roomier, and more desirable to potential buyers.
Simple Touches
Finally, time to put the finishing touches on prepping your home for market. Simple touches like a vase of fresh flowers, or a cozy throw can make each room feel welcoming and inviting. Consider using candles or essential oils to create a pleasant aroma. Scents like vanilla or fresh linen can make a space feel inviting. It’s always safer to go light and bright with aromas rather than strong or heavy so it’s not overwhelming or off-putting to those that may be sensitive to smells. And don’t forget to make sure your home is tidy and clean before each showing. Taking a little extra time to clean —the windows, floors, and counter surfaces—shows you care about your home. If life feels too busy, consider inviting a professional cleaning service to help. A deep clean can work wonders in refreshing your home and making it feel bright and inviting for everyone who visits.
